We offer full planned preventative maintenance support with regular scheduled visits to ensure that the BEMS, along with all associated heating and ventilation systems, is fully optimised and maintained. Service, support, and maintenance of any building energy management system—and the heating and ventilation plant it controls—are fundamental to ensuring reliable operation and sustained performance.

We have a team of dedicated engineers providing reactive, preventative, and energy‑based activities across both the BEMS and the heating and ventilation infrastructure. Following each attendance, we issue robust reporting and any required remedial proposals within 24 hours to maintain transparency and operational continuity.

Our energy‑based maintenance activities are driven by the consumption patterns of the main plant and seasonal trends affecting heating demand and ventilation run hours.     Job Title: BMS Service Engineer (Heating & Ventilation)

    Salary: £33000 to £48000

    Job Description

    • Oversee, maintain, and optimise Building Management Systems (BMS) that control heating, ventilation, and air conditioning (HVAC) equipment.
    • Ensure HVAC systems operate efficiently, reliably, and in compliance with relevant energy and safety standards.
    • Manage automated controls for boilers, chillers, air handling units, and ventilation systems.
    • Configure BMS interfaces with third‑party systems such as lighting controls, fire alarms, and security systems.
    • Implement upgrades to BMS software and hardware to improve system performance and reliability.
    • Ensure all systems and associated works meet health, safety, and environmental regulations.

    Key Responsibilities

    • Monitor system performance, alarms, and energy consumption through BMS dashboards.
    • Diagnose and repair faults within HVAC control systems, including sensors, actuators, and controllers.
    • Perform planned preventative maintenance (PPM) on BMS‑related components to ensure optimal operation.
    • Adjust control strategies to maximise energy savings while maintaining occupant comfort.
    • Produce energy performance reports and recommend system improvements.
    • Maintain disaster recovery and backup protocols to minimise downtime and ensure business continuity.

    Skills Required

    • Strong hands‑on experience with Trend BMS platforms (IQ® controllers, IQVision, 963, SET tools).
    • Ability to adjust and optimise Trend control strategies for heating and ventilation systems.
    • Skilled in interpreting BMS control schematics, HVAC logic diagrams, and I/O schedules.
    • Knowledge & understanding of boilers, heating circuits, AHUs, ventilation fans, dampers, and heat recovery units.
    • Ability to optimise heating and ventilation control loops (setpoints, schedules, deadbands, PID tuning).
    • Knowledge of seasonal heating strategies, frost protection, demand‑based ventilation, and energy‑efficient operation.
    • Ability to analyse trend logs to identify inefficiencies such as overheating, short cycling, or poor ventilation performance.
    • Experience producing reports on heating and ventilation performance and recommending improvements.
    • Strong diagnostic skills for identifying faults in Temperature, humidity, CO₂, and pressure sensors, Heating valves, damper actuators, fan controls, Controllers, I/O modules, and communication networks
    • Ability to resolve issues affecting heating output, airflow, ventilation rates, and plant sequencing.
    • Skilled in performing PPM on BMS‑controlled heating and ventilation components, including:
      • Sensors and actuators
      • Control valves and dampers
      • AHU control panels and field devices
    • Ability to verify correct operation of heating and ventilation control strategies during PPM visits.
    • Ability to adjust BMS strategies to reduce heating energy consumption while maintaining comfort and air quality.
    • Experience implementing:
      • Optimised start/stop for heating
      • Night setback and load shedding
      • Demand‑controlled ventilation (CO₂‑based or occupancy‑based)
    • Understanding of heating and ventilation energy KPIs.
    • Experience integrating heating and ventilation controls with:
      • Boiler plant control systems
      • AHU and ventilation control panels
      • Metering systems for heat and airflow
      • Fire alarm interfaces (e.g., shutdown, damper control)
    • Ability to configure communication protocols such as BACnet, Modbus, and M‑Bus.
    • Skilled in upgrading Trend BMS software and hardware for heating and ventilation systems.
    • Ability to migrate legacy Trend systems to modern platforms while maintaining HVAC control continuity.
    • Knowledge of regulations relating to heating and ventilation, including:
      • Indoor air quality standards
      • Heating system safety requirements
      • Ventilation and airflow compliance
    • Ability to maintain accurate documentation such as control strategies, as‑built drawings, and maintenance records.
    • Ability to maintain and test backup strategies for heating and ventilation control systems.
    • Experience restoring BMS‑controlled HVAC systems after failures or power outages.
